KEY STEPS TO BUYING A HOME
CONSULTATION
The first step in our journey together is to meet to discuss your needs, wants, and how the process works. This is critical as it sets expectations between us and you, the buyer. During this time, we will determine if we are a good fit to work together, how we will help you find a home, how we are compensated, and the other benefits of working with our team.
HOME SEARCH
Once you've determined your must haves and the location you would like to search in, we will get to work on finding you the perfect home. This includes property alerts, searching for off market deals, and mailing neighborhoods of interest. Once you onboard with us as a client, we work tirelessly to find you the right home.
OFFER GUIDANCE
Once you've identified a property to purchase, we will walk you through preparing an offer on the property. We use our 2+ decades of collective experience to negotiate the 15+ terms in a standard purchase contract. We also leverage our relationships with local listing agents to help you win the house.
INSPECTIONS
This is where we really shine. We are very hands on in ensuring you have the proper inspections completed on the home, before you purchase. We've helped many of our clients successfully negotiate inspection items and/or obtain credits, when applicable.
APPRAISALS
If you're getting a mortgage, your bank will likely have the property appraised to ensure they are protecting their investment. We make sure to attend the appraisal and answer any questions the appraiser may have to ensure the property appraises for the purchase price. In the event it doesn't, we work with the listing agent to negotiate the purchase price, when possible.
CLOSING
The big day! Within 24 hours of the closing, we complete a final walk through to ensure the home is left in the same condition you found it. We will also ensure that any agreed upon repairs have been completed. Once you close, our relationship doesn't end! You will be enrolled in our VIP client list and have access to our group of local vendors, & so much more.
